Sherman Oaks is an 8.1-square-mile district in the San Fernando Valley area of the city of Los Angeles, California. In contrast to much of the Valley, the area is relatively urbanized, with commercial skyscrapers along Ventura Boulevard as well as scattered throughout. The area is a local hub for regional transportation, business, and shopping.  Magnolia Woods is an area within Sherman Oaks known for its pride of ownership. Bounded by Magnolia, Burbank and Sepulveda boulevards and Kester Avenue, Magnolia Woods is a tract that was considered a part of Van Nuys until 15 years ago.

The Van Nuys Sherman Oaks Park is in Sherman Oaks. The park has an auditorium, two lighted baseball diamonds, six unlighted baseball diamonds, lighted indoor basketball courts, lighted outdoor basketball courts, a children's play area, a 60 person community room, a lighted American football field, an indoor gymnasium without weights, picnic tables, a lighted soccer (football) field, and lighted tennis courts. Located in the same place as the park, the Van Nuys Sherman Oaks Pool is a seasonal outdoor heated swimming pool. The Van Nuys Sherman Oaks Senior Citizen Center (a.k.a. Bernardi Center), also on the park grounds.

Sherman Oaks is a desirable neighborhood, with several high-end fashion boutiques, and features homes from around $500,000 to over $4,000,000.  Sherman Oaks has several excellent restaurants and shopping at the Sherman Oaks Galleria and Fashion Square.  I went to high school at Notre Dame Catholic high school on the corner or Riverside and Woodman.  Sherman Oaks is known for it's convenience to the Westside of Los Angeles, downtown and Hollywood.

Sherman Oaks provides easy access to Studio City and Encino and is adjacent to Balboa Park.  Every third Sunday in October, the Chamber of Commerce produces a popular Street Fair, closing down a half-mile stretch of busy Ventura Boulevard for booths, food, and entertainment (including rides for the kids).

The bottom left picture is Occupy Los Angeles supporters protesting in front of the Sherman Oaks Galleria on the corner of Devonshire and Sepulveda.  The amount of people impacted by the economy and housing prices, bad mortgages was shown with the Occupy Los Angeles movement.

I recently closed a pre-foreclosure transaction on a property in Sherman Oaks (bottom left) and successfully helped the homeowner who found me on the internet and called just a couple weeks before the trustee sale date.  It's best to contact me much sooner than that like before you start missing any payment.  None the less, I was able to get the transaction done and they were able to walk away with some equity since the home values are relatively high in Sherman Oaks.
