(4/1/12) I just opened escrow last week on a Probate listing in Santa Clarita on Little Tujunga Canyon Road in Santa Clarita which is being sold in as-is condition. Hope to be closing by April 10, 2012. This home is located in the San Bernardino mountains in what is called Little Tujunga Canyon which offers a remote setting nestled in the mountains with some properties having access to a stream and should they wish to hike for about an hour, access to the Pacoima dam which is a small lake that has some great fishing. Many who are at risk of losing their homes through foreclosure may be able to receive help through the Home Affordable Foreclosure Alternatives Program established by the US Treasury Department. The HAFA Short Sale Program is primarily designed for homeowners with a documented hardship who are unable to afford keeping their home even with if they received a loan modification under the Home Affordable Modification Program (HAMP) or other loan modification program.
Under HAFA, homeowners may be able to avoid a foreclosure by selling the home as a "short sale" (where the value of the home is less than the remaining amount of the first mortgage). The Santa Clarita Valley Luxury Gated Communities, Townhomes, Condo and Homes including short sales and bank owned properties can be found in the cities of Stevenson Ranch, Valencia and Santa Clarita which are all very close to each other and offer many amenaties like the Valencia Town Center (pictured top left). The real estate market in the Santa Clarita Valley is still stagnant in my opinion. This presents opportunity for buyers as well as homeowners who have found themselves having difficulties affording the mortgage(s). Much of the rapid development that took place within the last couple of decades, much of it done by Newhall Land and Farm Corp. New Construction is taking place in Valencia with three communities being offered by builder . Still located within Los Angeles County, California, the communities are located in the Santa Clarita Valley. Of course one of my favorites, Six Flags Magic Mountain, is an amusement park which brings a huge attraction and is located about 3 miles north of the community. The spectacular views and beautiful rolling hills with native oak trees make it a perfect location for filming. Several film and television productions, including the television show Weeds, a Showtime original series, as well as the feature film Pleasantville.
Westridge Village--(left) Westridge Village and Bella Vista are part of the luxury gated communities located in Valencia which feature an more expansive open space for the development with the incorporation of the Championship golf course, Tournament Players Club (TPC) which accentuates the most elegant features of the the Santa Clarita Valley and the Woodlands golf community.

New Construction in the Santa Clarita Valley featuring homes for sale in Valencia, Santa Clarita and Stevenson Ranch. Lennar homes has three tracts called the Artisan, Aria, Lavelo and Milan. These homes range in price from $320,000 to $600,000. From Shapell Homes in Santa Clarita is the Sage tract at Plum Canyon Ranch which are priced in the $400,000's. Oak Crest development from Pardee Homes is priced in the $500,000's. Protect your own interests by working with a buyers agent rather than the developer's agent. Make sure you have someone like me to represent your best interest and not the developers.
