Helping Homeowners with HAFA Short Sales (818-626-6469)

Working with distressed properties is my expertise and helping homeowners who are having difficulty affording their mortgage(s) is my focus.  I have had great success with short sales this year especially HAFA short sales.  In order to provide clients the highest level of service, I obtained my California Real Estate Broker (Lic.#01481898) in 2005 and currently work as an independent broker with my own company, Action Investments.  Designations include Certified Distressed Property Expert (CDPE), a Certified HAFA Specialist (HAFA is the foreclosure alternative program under the HAMP (aka Making Home Affordable Program) sponsored by the US Treasury Dept), and also I have completed the SFR Designation which is Short Sale and Foreclosure Resource also from the Ca Association of Relators.
 
Technology, especifically the use of mobile devices such as the Apple iPad 2 and smartphone has helped so much by allowing me to have access to the internet while working out in the field.  The smartphone serves as a mobile modem for the internet as well as a key safe access for properties.  The I-pad is like a mini computer as well.  This is a big help in preparing contracts on the go, accessing the MLS data, taking photos and videos, scanning documents, and much more to give me a competative advantage.  Other technologies available are the digital signatures which is a paperless offer process which allows clients to sign documents via email.
 
I pride myself in having a very informative website and blog that offers the latest and most important information for homeowners who are having mortgage difficulties.  My goal is provide all the available information for homeowners to make the best decision on how to handle their current mortgage(s) and property.  I take the time to listen and answer all the questions in order to make an informed decision about what is the best option.  I pride myself as being honest and follow the Realtor Code of Ethics, as well as hard working, experienced and dedicated to helping people with compassion and generosity.  As a former banker for California Federal Bank (which merged with Citibank) and later with City National Bank, I have finance experience to compliment my real estate expertise.

I make a promise to clients to be available on my cell phone, pay close attention to detail, stay on top of timelines, respond quickly, and go the extra mile.  Real Estate is a very hands on and localized job.  In dealing with short sales, I pride myself in going the extra mile which typically includes helping clean out the homes during the process of the seller vacating the property.  This has included cleaning the trash out of properties so that it can be delivered to the buyer clear of any belongings or trash.  Also, I assist in changing the locks and securing the property including boarding up windows, garages and doors, etc as well as visiting the property on a regular basis when it is vacant.  This is the way I show my appreciation for your business and demonstrate an understanding for the difficulties the homeowner is experiencing.  I look forward to working with new clients and welcome all direct phone calls to my office at (818) 626-6469.
