As a former banker, I have a first hand understanding of the lenders perspective.  Timliness, attention to detail, organization, delegation, follow-up and follow-through are my daily activities.  As an REO Broker, my goal is to get the highest price for the asset.  My REO team provides all the necessary assistance that asset managers need including:

  1. Checking occupancy within 24 hours from assignment and reporting back to the asset manager.  Take pictures and make initial assessment of property and repairs.
  2. If vacant, re-keying property with-in 24 hours done by my vendor or with property preservation company (Safeguard, Cyprexx or FAS).
  3. If occupied, reporting occupants name to asset manager and if requested, offering Cash for Keys to occupant.
  4. Serving Occupant with 30 day notice and posting on property (with picture to document)
  5. Starting the Eviction Process and representing the lender during Sheriff Eviction.
  6. Coordinate the eviction lock out and previous tenant access.
  7. Taking pictures of previous tenants personal items and moving and storing for specified time period. 
  8. Taking pictures before and after trash out and securing of the property.
  9. Arrange for a Board-up if necessary.
  10. Turn utilities on in my name and posting notices on property (per lender guidelines).
  11. Status Change Report if vandalism, theft, or squatters appear
  12. Obtain estimates for repairs as requested.
  13. Marketing of the property for sale with maximum public exposure including open house.
  14. Monitoring and updating Lender REO management system daily to ensure that tasks are completed within the time frames provided by the asset manager.
  15. Making sure that Offers are complete and include a pre-approval letter from direct endorsement lender and proof of funds suffient to cover closing costs and reserves.
  16. Completing Broker Price Opinion (BPO), Monthly Marketing Reports (MMR), Cash for Keys (CFK), bank counter addendums, release forms and checking the properties weekly.
