Santa Clarita Valley Information

listing in Santa Clarita on Little Tujunga Canyon Road which was located near the Sand Canyon area.  This home is located in the San Bernardino mountains in what is called Little Tujunga Canyon which offers a remote setting nestled in the mountains with some properties having access to a stream and should they wish to hike for about an hour, access to the Pacoima dam which is a small lake that has some great fishing.

Many who are at risk of losing their homes through foreclosure may be able to receive help through the Home Affordable Foreclosure Alternatives Program established by the US Treasury Department. The HAFA Short Sale Program is primarily designed for homeowners with a documented hardship who are unable to afford keeping their home even with if they received a loan modification under the Home Affordable Modification Program (HAMP) or other loan modification program.  Under HAFA, homeowners may be able to avoid a foreclosure by selling the home as a "short sale" (where the value of the home is less than the remaining amount of the first mortgage).

The Santa Clarita Valley Luxury Gated Communities, Townhomes, Condo and Homes including short sales and bank owned properties can be found in the cities of Stevenson Ranch, Valencia and Santa Clarita which are all very close to each other and offer many amenities like the Valencia Town Center (pictured top left).  The real estate market in the Santa Clarita Valley is still stagnant in my opinion.  This presents opportunity for buyers as well as homeowners who have found themselves having difficulties affording the mortgage(s).  Much of the rapid development that took place within the last couple of decades, much of it is done by Newhall Land and Farm Corp.  New Construction is taking place in Valencia with three communities being offered by builders.  Still located within Los Angeles County, California, the communities are located in the Santa Clarita Valley.  Stevenson Ranch is set in the foothills of the Santa Susana Mountains and lies west of Interstate 5 freeway.
  • The Valencia Town Center (pictured top left), Valencia Marketplace and Stevenson Ranch Shopping Center are all popular shopping areas in the community. College of the Canyons is a community college and Cal Institute of the Arts is a very prestigious art college according to my mother who is an artist.  Of course one of my favorites, Six Flags Magic Mountain, is an amusement park which brings a huge attraction and is located about 3 miles north of the community.  The spectacular views and beautiful rolling hills with native oak trees make it a perfect location for filming.  Several film and television productions, including the television show Weeds, a Showtime original series, as well as the feature film Pleasantville.
  • Westridge Village--(left) Westridge Village and Bella Vista are part of the luxury gated community located in Valencia which feature a more expansive open space for the development with the incorporation of the Championship golf course, Tournament Players Club (TPC) which accentuates the most elegant features of the Santa Clarita Valley and the Woodlands golf community.
  • Westridge Luxury Homes (left) include several tracts including Bent Canyon, Bella Ventana (pictured left), Cypress Point (pictured left), The Masters, Emerald, San Abella, Montanya, and Sundance. There are several massive sized homes, most of them two stories in this beautiful development surrounded by rolling hills and golf course and canyon views.  The rolling hills and native oak trees are just as beautiful as the ones found in the Calabasas and Agoura area on the way to Malibu.  There are great hiking trails and canyons which have great landscaping and well manicured by the various homeowners associations.  These newer homes are large and feature modern amenities and convenient location to shopping
  • New Construction Homes for sale in Valencia, Santa Clarita and Stevenson Ranch.  Lennar homes have three tracts called the Artisan, Aria, Lavelo and Milan.  These homes range in price from $320,000 to $600,000. From Shapell Homes in Santa Clarita is the Sage tract at Plum Canyon Ranch which are priced in the $400,000's.  Oak Crest development from Pardee Homes is priced in the $500,000's.  Protect your own interests by working with a buyers agent rather than the developer's agent.  Make sure you have someone like me to represent your best interest and not the developers.
  • Sand Canyon is a nearby town of large estate, country style homes which are mostly horse properties on large lots nestled in the mountains among beautiful oak trees and majestic woods.  Pictured on the (bottom left) is one of the many beautiful estate homes in Sand Canyon. The area features the Robinson Ranch golf club and a nature friendly setting with its oak trees.  
  • Sandalwood is one of the premier areas of Valencia. This area features two storey single family homes that cost around $600,000 to $750,000.  Homes are built around the late 90s with about five bedrooms and four baths. Several parks are found within the area: Oak Park, Valencia Heritage Park, Northbridge Park, Bridgeport Park and a dog park named Central Bark
  • Heatherton is located in Santa Clarita's Plum Canyon and offers homes with breathtaking views and an economically friendly set up. Homes in this community have about 3 to 6 bedrooms and 2.5 to 4.5 bathrooms. Square footage of homes range from 2,043 to 2,920 sq. ft. Homes are temporarily sold out. 
  • Sage is another community located in Plum Canyon that provides homes that contain 3 to 5 bedrooms and 2 to 4 bathrooms. Square footage of homes range from 1,918 to 2,514 sq. ft. Homes are sold from the low $500,000's. 
  • West Hills: Mosaic is a Valencia community developed by Lennar Homes. Homes in this community consist of about 4 to 5 bedrooms and 3 to 4 bathrooms. Square footage of homes range from about 2,809 to 3,376 sq. ft. Homes are sold within the mid $600,000's. 
  • Lexington at River Village is part of the Lennar Homes umbrella located in Valencia. Homes feature 3-5 bedrooms and 3-4.5 bathrooms. Square footage of homes range from 2,986 to 3,820. Like West Hills: Mosaic, homes are also sold within the mid $600,000's. 
  • Charlston at River Village is a Valencia community developed by KB Home. Homes offer 4 to 6 bedrooms and 2.5 to 6 bathrooms. Homes are sold from the high $600,000's to the mid $700,000's.
